Only recently, we were able to advise a client in a city centre building in Birmingham where we were already working on a project. The customer had first floor offices which had been refurbished by another company but had been vacant for some time. We were able to offer space plans and provided 3D images and colour/fabric options onto a mood board for display in the empty offices. This enabled prospective tenants viewing the offices to visualise how the space could look. Within a month of speaking to WorkBox, the space was let.

Another example of how we can support business with our Valued Added Services is our client property agents Bromwich Hardy. We used our expertise to help promote the space they were selling by providing detailed space plans and budget prices. This showed how the area could be used to potential buyers and enabled any interested parties to have the information at their fingertips.

Our team met with the client to fully understand their needs for the new property regarding space, number of people to accommodate as well as meeting rooms/offices, catering facilities, toilets and so forth. We came up with drawings and designs based on the client’s remit to show how the property could potentially work and look. We also assisted with services such as electrics, power, data, heating, fire alarms and put together budget costs to enable the client to make an informed decision regarding the property.

Another of our trusted customers is Schneider Electric. The French multinational corporation that specialises in electricity distribution, automation management and produces energy management installation components. The company, which an annual turnover of more than €26 billion and employs 160,000 people worldwide.

To date, WorkBox has completed over 20 major projects for the company. As part of our services offered to Schneider Electric, we were asked to survey their existing office and warehouse facility in Ashby de la Zouch in November 2016. Following the survey, our team submitted a strategy document highlighting the pros and cons of relocating to new premises or refurbishing their existing facility. The document included a cost breakdown of all works, detailing work within the existing building following a staged refurbishment programme involving multiple staff movement.

The process included producing a detailed drawing showing proposed layouts incorporating desks, kitchenettes, toilets, warehouse space and reception area. This strategy proposal was carried out for both the existing and proposed buildings. Following the submission of these documents and further discussions with the stakeholders and management team at Schneider Electric it was decided to remain in the existing premises and plan a future refurbishment of the building.

Last December, Schneider Electric also invited us to provide a high-level budget cost to evaluate the possible option to relocate from their current building in West Bromwich to a new one or remain in situ and carry out the necessary refurbishment and upgrade. The building was surveyed over two days by our internal team working to the client’s senior project management and FM representative’s design and specification. We produced a budget breakdown of all required elements ranging from ‘nice to have’ to operational necessity.

This included asbestos removal, electrical re-wire, canteen and breakout area refurbishments, creation of two new dock levellers and general office refurbishment. A plan of general office and warehouse/production was created showing all proposed works along with a detailed budget breakdown of all costs. We were also asked to review a potential refurbishment of a nearby facility to incorporate Schneider Electric’s existing building and all operations to assign relevant costs including relocation. This was carried out and submitted to the client for review and used as a comparison to decide on which option to take. In the end the client opted to stay at their existing premises and carry out an upgrade and refurbishment programme over the next two years.
